As a real estate agent working in the Pueblo West Market, when listing a property for a client, I imagine you will provide your clients with a Comparative Market Analysis (CMA), Broker's Price Opinion (BPO) or some other less formal valuation process that lists selected sales in their area as one of the first steps in determining what to set as the “Listing Price". This step is vital if you're going to maximize your client's price and minimize the home’s time on the market.  This is better for you and your client, because we all lose when it comes to over priced listings.  You might also perform a similar service for a buyer when considering what to make an offer at. An overpriced home rarely attracts buyers, which means no offers and no closing and then you have wasted valuable time, money, and marketing efforts.
